Lis pendens is Latin for "a suit pending." When a lis pendens is recorded against real property, it gives public notice that legal action is pending against the property. A lis pendens will affect any refinancing or sale of the property until the dispute is resolved. Sometimes, an owner can bond around the lien to complete any transactions involving the property.
