Natural slopes can be subject to a slow creep over time. Manufactured slopes are done via cut and fill of an existing natural slope. Manufactured slopes can be more unstable and need artificial drainage swales to keep them stable. Whether the association of the lot owner has the duty to maintain the slopes will depend on the language in the governing documents.
