Maintenance & Rules. The general purpose of associations is to (i) maintain the common areas on behalf of the membership Civil Code §1364(a) and (ii) enforce the governing documents.

Management. The association, through its board of directors, manages the development. Civil Code §1351(a).

Assessments. Boards are obligated to collect the assessments necessary to properly maintain the property and enforce the governing documents.Civil Code §1366(a).
