Enforcement of Governing Rules. Manager shall coordinate the enforcement of the governing documents.
Budget and Finance. Manager shall be responsible for overseeing the expenditure of all Association funds and assist in the preparation of an annual budget. Manager shall assist in the performance of audits in conjunction with auditors appointed by the Board.
Expenditure Limitation. Use his/her best efforts to manage the Association within the guidelines of the Budget. Manager shall not make any unapproved expenditure nor incur any obligation exceeding $1,500 without prior Board approval except in the case of an emergency threatening life, property, or the suspension of necessary utility or public service. In such an emergency, Manager shall attempt to contact a member of the Board for expenditure approval but, if unsuccessful, Manager is authorized to act in any reasonable manner to address the emergency situation.
Vendors and Personnel. Manager shall oversee vendor activities and the enforcement of vendor contracts and be responsible for the general supervision of all personnel. The Board recognizes that all staff/contractors shall be under the direction of the Manager. Accordingly, the Board individually and collectively shall promptly refer all criticisms, complaints, and suggestions about employees to the attention of the Manager for appropriate action. The Board shall give direction to the staff only through the Manager.
Maintenance. Manager shall be responsible for the general supervision of the maintenance of all common areas and keep records of such maintenance. Manager shall take such action as may be necessary to comply promptly with any and all orders or requirements of all federal, state, county or municipal authorities or agencies having jurisdiction with respect to the Property;
Meetings. Manager shall attend all business meetings of the Board and shall assist in the preparation and distribution of meeting agendas. Manager shall ensure the free flow of information to the Board regardless of the wishes of any Owner or Director. Manager shall work with all committees of the Board but shall not be required to attend committee meetings that are held in the evenings or on weekends. However, if Manager does attend such meetings, he/she shall be allowed compensatory time off.
Books and Records. Manager shall have access to all Association books, records and papers for the performance of his/her duties and keep records of the Association's operations.
Miscellaneous. Manager shall perform such other duties and exercise such other powers as may be delegated to him/her from time to time by action of the Board of Directors.
