IN THE NEWS - 2017 NEW CLIENTS WHO WE ARE
1-31-18. ADAMS | STIRLING Partner Jasmine Hale has been welcomed as a Community Associations Institute (CAI) Distinguished Speaker to present her program, Dealing with Difficult People: Strategies for Responding to Hoarding Disorders and Hostile Environments at the 39th Annual Community Association Law Seminar in La Quinta, California.  Read more and register for this exciting program, taking place January 31 through February 3, here.
 
And as if her reputation weren't already stellar enough, Jasmine was named CAI Channel Islands Chapter's Volunteer of the Year at its January 12th red-carpet gala, held at the Hyatt Westlake Plaza. Jasmine serves as the liaison between the Channel Islands chapter and California Legislative Action Committee (CLAC). CLAC is the largest advocacy organization in America dedicated to monitoring legislation, educating elected state lawmakers, and protecting the interests of those living in homeowners associations in California.


12-18-17. Larry Stirling and Adrian Adams were featured in the Daily Journal, a newspaper dedicated to California's legal community.

The Journal was interested in ADAMS | STIRLING niche area of the law and what was driving our unusual growth. They talked to various members of our firm as well as attorneys in other firms to get an idea of what we did and our reputation in the industry. They were fascinated by some of the more unusual cases our firm handled, such as the accused murder Robert Durst and unauthorized pot farms. 12-3-17. Attorney Tom Quilling joined ADAMS | STIRLING. As former Deputy City Attorney for San Dimas, Tom handled matters involving the Subdivision Map Act, zoning laws, land use approvals such as general plans and zoning amendments, specific plans, conditional use permits, and variances. His private practice involved construction, environmental and real estate law related to contractors, owners, developers, public agencies, architects, and engineers.

Tom’s litigation experience includes environmental litigation, real estate land use, zoning and regulatory litigation, and class action defense. Tom represented real estate developers, cities, redevelopment agencies, and housing authorities in construction-related cases for public works contracts and construction claims management. His clients included the Walt Disney Concert Hall in the defense of a multi-million dollar construction lawsuit. He also represented the City of Los Angeles in a complex, multi-million dollar marine construction lawsuit.
 
12-2-17. Adrian Adams spoke at the 5th Annual ABCs of HOAs hosted by HOA Organizers, covering new laws impacting associations. Neda Nehouray addressed board management responsibilities and procedures. Q&A followed each session, and the event was live-streamed on HOA Organizer's Facebook page, for those who were unable to attend in person!

11-12-17.  Attorney Jason Savlov joined ADAMS | STIRLING.

Jason is an accomplished AV-rated civil litigator with a comprehensive background in real estate and business.

His experience includes transactional and litigation matters involving landslide/inverse condemnation, partition, construction defects, breach of contract, fraud, trespass, Home Equity Sales Act, mortgage and lien issues, title fraud, REOs, bankruptcies, collections and evictions.

Jason also has experience in employment law matters such as wage & hour hearings and appeals, preparing employment contracts and handbooks, and advising clients on state and federal requirements.

Jason earned his Juris Doctor from Southwestern University School of Law in Los Angeles and earned a Bachelor of Science in Management Information Systems from New York University, Stern School of Business.

11-1-17. Our Client Relations Director for Greater Los Angeles, Maureen Davidson, earned the CAI Educated Business Partner distinction at Universal City on October 19, 2017.

Maureen completed the Business Partners Essentials course and joins the other 400 hundred professionals who support common-interest communities nationwide.  Congratulations, Maureen!

10-22-17. Attorney Jeffrey Barnett joined ADAMS | STIRLING as a Partner. Mr. Barnett is a well-respected attorney with extensive experience as general and litigation counsel to associations throughout San Francisco's Bay Area and the Central Coast.

He brings with him a staffed office in Los Gatos where he provides legal services to approximately 300 residential, commercial and mixed-use associations.

Jeffrey has a rich academic background. As an undergraduate, he attended UCLA and then Wadham College in Oxford, England, before graduating Phi Beta Kappa from UC Berkeley with great distinction. He then earned his Juris Doctor from the University of Santa Clara School of Law, where he graduated magna cum laude and served on Law Review.

10-19-17. Nathan McGuire, Managing Partner of ADAMS | STIRLING's Sacramento, San Francisco, and Stockton offices, and CAI-CLAC Vice-Chair, presented CAI-CLAC's Emeritus Award to Kimberly Lilley, CIRMS, CMCA at CAI CA North Chapter's Annual Gala & Awards event. Congratulations, Kimberly!

10-5-17. Adrian Adams and Robert Nordlund, PE, RS, teamed up to discuss Tight Budgets, Tough Choices at Beven & Brock's free HOA Board Seminar & Vendor Expo. Discussion included How to balance short-term “wants” & long term “needs;” How to make judgments that are protected by the Business Judgment Rule; and Tips to communicate budget decisions to homeowners, along with many others.

 

9-28-17. Adrian Adams was elected to the Los Angeles Chapter of the Community Associations Institute.

9-16-17. Adrian Adams gave a humorous, but highly educational, presentation on “wild” legal cases involving pets, at Equity Management's annual seminar. This free seminar for board members, held at the Wilson Creek Winery in Temecula, also provided information from a variety of speakers on legislative trends, reserves, gang violence, and drought survival. In addition to featuring great information and lively discussions, the seminar offered breakfast before and wine afterward. The well-received event even drew board members from outside the area!

9-15-17. Adrian Adams, Esq. presented to a breakout session of the CAI Bay Area and Central California Chapter's Annual Education Conference and Mini-Expo, at the San Ramon Marriott, on the topic Airbnb® Hell — the growing problem of short-term vacation rentals (STRs), and what managers and boards can do to address the problems they create for HOAs. Topics included: pressure on boards to allow STRs; problems and legal risks; how to restrict STRs; and enforcement mechanisms. This year's theme was "Camouflage Mob: Success through the Trenches by Being Ready for Everything." Managers qualified for 4 hours' Continuing Professional Education.

9-12-17. Jane Blasingham, Carrie Heick and Sue Anderson of ADAMS | STIRLING hosted a legal update luncheon in Carlsbad. Sue reviewed several Assembly and Senate bills introduced in 2017 and how they will impact community associations.  Jane discussed reasonable accommodation requests under State and Federal Law, as well as new laws enacted this year, such as Civ. Code Sec. 4775 (maintenance responsibilities) and Civ. Code Sec. 4041 (homeowner contact information).

9-4-17. Attorney Alex Sohal joined our firm.

Alex earned his Bachelor of Arts in Political Economy from the University of California, Berkeley and his law degree from the McGeorge School of Law in Sacramento. Alex made the Dean’s List for academic excellence all three years and was an editor for the Globe Law Review.

Prior to joining ADAMS | STIRLING, Alex handled general civil litigation and transactional work. He worked on leases and buy/sell agreements, reviewed estate planning documents, and evaluated bank auditing and compliance standards. On the litigation side, Alex prepared complaints, discovery, motions and briefs, and attended depositions, court hearings and settlement conferences.

8-30-17. Partner Jasmine Hale has been inducted into the College of Community Association Lawyers (CCAL). As a member of the College, Jasmine joins a prestigious group of CAI member attorneys who have distinguished themselves through contributions to community association law, and who have committed themselves to high standards of ethical conduct. Of the thousands of attorneys practicing community association law in the United States, fewer than 175 have been granted membership in the College. Its rigorous standards for awarding entry to the College ensure that its Fellows have demonstrated a commitment to educate and empower boards and residents. Kudos to Jasmine for earning this rare and very high honor!

8-25-17. Adrian Adams and Eron Kaylor, Vice President, SeaBreeze Management Company, Inc., got rave reviews for their presentation to the CAI Bay Area Chapter's August Educational Luncheon, on the topic Enter at your Own Risk – Issues Related to Right of Entry. Does an association have a right to enter a member’s unit, and if so, who has that right—board members, management, maintenance, others; and how can an association protect itself in emergencies? 

8-21-17. Attorney Nick Hoban joined ADAMS | STIRLING's Northern California office. He previously worked for a firm preparing documents for securities litigation involving residential mortgages. He has experience in various areas, in addition to contributing arguments to intellectual property cases brought before the European Patent Office in Munich, involving trustees of securities backed by residential mortgages. 

Nick earned his Juris Doctor from the Santa Clara University School of Law. His undergraduate degree is from Brigham Young University. He was a member of the Delti Phi Alpha National Honor Society.

8-18-17. Cang Le, Managing Partner for ADAMS | STIRLING's Inland Empire and OC offices, and attorney Dea Franck, did their presentations on moving buses (!) at CAI Coachella Valley Chapter’s "Day at the Races" event on August 18 at Del Mar Thoroughbred Club.  

70% of attendees completed speaker evaluations, and all gave Cang an "exceptional" rating in every category, all saying they'd attend Cang's classes again. This unprecedented perfect score was accompanied by comments such as, "...thoroughly enjoyed your presentation.  Impressive," and "Your reputation with CAI-CV is off the charts."  

Community managers received continuing education for the topics How to Effectively Work with Community Association Counsel, Knowing when to Bring in a Legal Expert (How to Possibly Lower Association Legal Fees), and The Top 7 Most Common Causes of Action Filed against Community Associations and Boards and How to Avoid Them.

7-26-17. Adrian Adams and Brian Moreno reprised their popular presentation, Short-Term Rentals...Transients, Trash, and Trouble, at CAI-GLAC's July Chapter meeting in Valencia.  This interactive session, covering hot topics such as the pressure on HOAs to allow short-term rentals, problems HOAs face with rentals, how to legally restrict them, and how to enforce those restrictions, drew rave reviews from the more than 60 attendees!

7-23-17. Joshua "Josh" Mendelsohn joined ADAMS | STIRLING. He comes to us with an interesting litigation background. He worked as a trial attorney in the Office of Chief Trial Counsel for the State Bar of California. Josh represented the State Bar in litigation. His responsibilities included investigations of attorney misconduct, drafting and arguing contested motions; deposing witnesses, trial preparation; and conducting trials.

Prior to his work for the State Bar, Josh represented multinational companies and high net worth individuals in business, employment, intellectual property and complex commercial litigation. He handled all stages of litigation from inception through trial and appeal.

Josh also has valuable transactional experience. He advised clients about, negotiated and drafted corporate agreements, operation agreements, employee stock option plans, non-compete agreements, non-disclosure agreements, employment contracts, service agreements, purchase and sale agreements, intellectual property issues, real estate contracts, finance, lease and other agreements.

Of particular interest for our larger HOA clients, Josh counseled employers on employment matters, including compliance with California and federal wage and hour, anti-harassment, and mandatory leave laws. He also defended clients in federal and state courts on employment matters.

Joshua earned his Juris Doctor from the UCLA School of Law where he was active on the Journal of Law and Technology. He is also a graduate of California State University Northridge with a BS in Finance with Honors.

7-5-17. Attorney Tara Hicks joined ADAMS | STIRLING. Tara has a strong background in real estate law. She previously served as in-house counsel to a real estate firm, where she was responsible for negotiating and drafting commercial contracts, resolving title disputes, addressing zoning issues, preparing real property agreements, and handling real estate legalities.

Tara gained litigation experience with a firm where she prepared appellate briefs, drafted pleadings and motions, conducted discovery, and drafted settlement agreements. 

Tara has a BA in English, with a minor in Spanish, and was consistently on the Dean's List for academic achievement. She then earned her Juris Doctor degree from Southwestern Law School and externed with the Honorable Terry J. Hatter in U.S. District Court, Central District of California, before entering the practice of law.

Tara works out of our corporate office in Los Angeles, serving as legal counsel to associations throughout California. We are very happy to welcome Tara to the Firm.

6-20-17. Jasmine Hale appeared as a featured panelist on CAI's Channel Island Chapter's HOLLYWOOD SQUARES - HOA Edition at its June Chapter Luncheon. Jasmine's "contestant" role focused on HOA law. Presented to a packed house, this fun and informative program, modeled after the iconic game show, also offered other industry expert "contestants" addressing questions on insurance, landscaping, painting, pest control, management, reserve studies, pool maintenance, and security.

5-31-17. Nathan McGuire, Partner in Charge of Adams | Stirling's Northern California offices, conducted a lively, interactive session with more than 45 Board members and Association Managers, on the topic Boards Have a New Obligation to Stop Discrimination. Nathan was joined by event host Association Management Concepts' president, Brad Higgins, to discuss issues around this important topic, such as common Fair Housing violations (rules that target children, refusing to bend parking rules for the physically disabled, harassing the mentally ill, and more), and what Boards need to know to not only avoid Board actions that discriminate, but to prevent homeowner actions that discriminate against other homeowners and vendors.

5-31-17. Adrian Adams joined Shelie Xanthos, owner of Prime  Association Services, in celebrating the opening of its new Los Angeles office location.

5-25-17. After attending her first "Leg Day" at the Capitol in Sacramento, ADAMS | STIRLING Regional Director of Business Development Sue Anderson was eager to tell all about it. Read her first-person account here — and make your own plans to attend next year!

5-25-17. Adrian Adams presented a 2017 Legal Update to Prime Management Group's Los Angeles managers. Also in attendance was Maureen Davidson, ADAMS | STIRLING's Business Development Administrator. Topics included Maintenance and Repair, Watering Restrictions, and Pesticide Applications.

5-22-17. Adrian Adams and Sue Anderson conducted an in-house training program for the managers of Equity Management in Temecula. Sue highlighted bills currently before the Legislature. Adrian covered changes in the law and answered questions regarding crimes committed in associations, the end of the drought emergency, short-term rentals and other hot topics.

5-20-17. Attorney Jennie V. Park joined ADAMS | STIRLING. 

Jennie has served as general counsel and legal consultant to commercial real estate businesses and start-up companies, advising clients on various issues including their legal rights, risks and responsibilities, contract analysis, employment relations and compliance issues.

Jennie's experience includes litigation, focused primarily on the defense of healthcare providers in medical malpractice suits and administrative board proceedings. She is well-versed in all phases of litigation, from initial case evaluation through discovery, law and motion, and preparation for trial or alternative dispute resolution. In her legal career, she has also gained conflict resolution experience from having served as a neutral conciliator at a high-volume public interest clinic. Her stint in the United States Army Judge Advocate General’s (JAG) Corps armed her with a keen ability to work with and counsel people from all different walks of life, from civilians to military personnel of all levels in the chain of command.

Jennie earned her law degree from Loyola Law School and undergrad from UCLA. She is licensed to practice before all courts of the State of California, as well as the United States District Court for the Central District of California.

Jennie works out of our Los Angeles office, serving as counsel to associations throughout California, and we are extremely pleased to welcome her to the Firm.  

5-11-17. Jasmine Hale, with co-presenter Sean Kargari of Association Reserves, Inc., presented Ignoring Your Reserve Study to the managers at HOA Organizers, Inc., in Lake Balboa.

5-9-17. Cang Le, Adams Stirling's Inland Empire/Orange County Managing Partner, and Sean Andersen, President, Orange County at Association Reserves, presented Ignoring Your Reserve Study to Accell Property Management.  Managers earned 2 CE Credits for their CMCA designation. 4-24-17. Nate McGuire, Jasmine Hale, Sue Anderson, and Adrian Adams spent two days in Sacramento reviewing legislation and lobbying legislators for the Community Associations Institute's California Legislative Action Committee (CAI-CLAC).

The annual "Legislative Day" at the Capitol is an event that provides CAI-CLAC members from across the state the opportunity to attend education sessions and meet with legislators on legislation important to community associations.

4-20-17. Jasmine Hale, together with Sean Kargari of Association Reserves, Inc., presented to the managers at Beven & Brock Property Management in Pasadena on the topic Ignoring Your Reserve Study.

4-19-17. Adrian Adams spoke at the Greater Los Angeles CAI Chapter Educational Luncheon on the topic Short-Term Rentals (STRs).

He was joined by attorney Brian Moreno of Swedelson Gottlieb. They addressed 170 managers and board members on pressure on HOAs to allow STRs, problems with rentals, how to legally restrict them, and how to enforce those restrictions.

3-29-17. Cang Le spoke to 45 managers at the 2nd Annual Manager Bootcamp put on by Powerstone Property Management. The program, Dealing with Difficult Personalities — Taming the Tigers, was held at DoubleTree by Hilton at the Irvine Spectrum, and also featured Cynthia Cattern, PCAM, CCAM, Powerstone's Director of Community Relations. 3-29-17. Maureen Davidson, Business Development  for ADAMS STIRLING in Los Angeles, wrote an article on pending legislation.

Published in CAI's Focus Magazine, the article is entitled SB 2 Building Homes & Jobs Act.

3-30-17. Jasmine Hale joined attorney Bill Dunlevy to co-present at the CAI Channel Islands Spring Community Faire on FHA Compliance and Governing Document Enforcement.
 
3-17-17. Jasmine Hale joined Lori Albert, CAMEx, CCAM to co-present at the CACM Southern California Law Seminar in Anaheim on The Mysteries of HR Management.

3-12-17. Melina Treantos, CMCA® joined ADAMS | STIRLING as Client Relations Director for our Northern California offices.

Melina has over a decade of experience in multiple areas of the common interest development industry.

Her expertise includes escrow processing, association accounting, new community forward planning and client relations.

3-10-17. Adrian Adams joined Jeffrey French of Green Bryant & French, and Peggy Redmon, of the Law Office of Peggy Redmon, as guest panelists at CAI-CV’s Ask the Attorney program at Sun City Palm Desert.

The program addressed issues of Errant Board Members, Illegal Use of Units, Medical Marijuana, Drones, and Disciplinary Hearings, among other timely topics.

The luncheon was held at the Sun City Palm Desert club house.

3-6-17. Coachella Valley Community Association Institute's Quorum Magazine published an article in its February 2017 issue about Sue Anderson, who handles business development for the Inland Empire region for Adams Stirling.

The article highlights Sue's role as the 2017 Chair for the Valley's new Legislative Support Committee and the impact they are having on CLAC.

2-12-17. Attorney Joseph "Joe" Hudack joined ADAMS | STIRLING.

In addition to a Juris Doctor from Western State College of Law (magna cum laude), Joe has more than 25 years experience in corporate and commercial real estate.

His experience includes handling transactional real estate matters for companies such as Fluor, Walmart, and Dial. His responsibilities included drafting, negotiating, executing and closing acquisitions, sales, leases, subleases, and lease terminations. He also owned and operated a development company and was a national real estate consultant for companies such as Home Depot, Newell Rubbermaid, and Viad Corp.

2-8-17. Erica Greathouse joined ADAMS | STIRLING as Chief Technology Officer (CTO). Prior to joining our firm, Erica spent 25 years overseeing implementation of technology for other law firms.

For fourteen of those years, Erica served as Director of Information Technology for Cox, Castle & Nicholson, a California law firm that's one of the nation's largest specializing in real estate.

As CTO, Erica will work with our Technology Committee to improve our firm's legal services through technology.

Among other things, Erica will develop and oversee our eDiscovery procedures, telecom operations, video conferencing, social media policies, and risk management. Erica is an exciting addition to the team.
 
2-7-17. Adrian Adams spoke at the 6th Annual Desert Resort Management Education Symposium. He briefed attendees on new statutes and case law for 2017 and how they affected associations and their boards.

The Symposium was held at the Agua Caliente Casino Resort Spa in Rancho Mirage.

1-31-17. Jasmine Hale was nominated for two awards from the CAI Channel Islands chapter, including the 2016 Diane Doria Volunteer of the Year and the 2016 Committee of the Year.

1-27-17. Jasmine Hale co-presented at the 2017 CACM Northern California law conference for Taking the Mystery Out of Human Resource Management and the Employee Relationship.

1-26-17. Nathan McGuire joined ADAMS | STIRLING as Managing Partner of our San Francisco, Sacramento and Stockton offices. He and his team will handle the Firm's growing base of Northern California clients.

"Nate" McGuire has been named Super Lawyer Magazine's "California Rising Star" for the last 5 years running and is the recipient of an AV Preeminent Peer Review designation from Martindale-Hubbell, which signifies the highest level of excellence.

In addition to extensive experience as general counsel to common interest developments, Nathan has broad experience in real estate subdivision development, purchase and sale agreements, escrow issues, restrictive covenants, easements, deeds, and other issues affecting real property.

Nate is an active member of the Community Associations Institute and the Building Industry Association and a frequent author and speaker on community association topics. He is also a delegate to the California Legislative Action Committee and serves on the Executive Committee as Vice Chair.

Nathan graduated with distinction from St. Mary’s College with a BA in English and Philosophy. He earned his Juris Doctor from U.C. Davis School of Law.

1-1-17. CAI's Connect Magazine published an article by Cang Le highlighting the new case laws for 2017 affecting community associations in California.

One of the most important is the Palm Springs v. Parth case, related to a board member's fiduciary duty to properly investigate matters before making a decision.

PRESS RELEASE: The 58-story Millennium Tower in San Francisco retained  Adrian Adams, founder of ADAMS | STIRLING along with Lawrence Stirling, the former Assemblyman who authored the law that governs California's community associations. Partner Jasmine Hale rounds out the legal team.

Leading the construction defect litigation is nationally renowned trial lawyer Daniel Petrocelli and partner Vision Winter with O'Melveny & Myers. The litigation team filed a $200 million lawsuit against the developers for the sinking and tilting of Millennium Tower.
