GATED COMMUNITY

"Gated community" is a term used to describe a common interest develop (whether condos, planed developments or mixed-use communities) where access to the community is limited. Vehicular traffic is restricted by means of one or more gates. Frequently, access is further limited by means of a fence or wall around the community to keep unauthorized pedestrian traffic out of the development. Limiting access provides the following benefits:

  • reduced crime

  • privacy

  • increased sense of belonging to a clearly defined "community"

  • reduced traffic noise

  • higher property values
