SMALL LOT DEVELOPMENTS

Small lot developments have CC&Rs, have the look and feel of common interest developments but are not. Small lot developments are fee-simple detached townhouses where the minimum street frontage requirements and parking space requirements have been waived so as to create smaller low-priced units on smaller lots.

Although the goals are admirable, they encounter all of the problems one would expect with a common interest community but without the benefit of a homeowner association governance structure or the protections of the Davis-Stirling Act.
