Pruning. Periodic pruning of trees is a common line item in reserve studies. Major pruning is often done every two or three years. Pruning schedules may vary significantly depending on the type of trees in the development. Associations should have an arborist inspect the property and prepare a pruning schedule.
Tree Replacement. Eventual replacement of trees is also a consideration. There is no need to reserve for the replacement of all trees in the development. Not all trees will need replacement at the same time. Instead, a percentage is more appropriate. Boards should discuss this with their reserve analyst and landscapers to arrive at a proper percentage.
