For six years our association failed to achieve quorum, thus elections have never been held and finalized. This past year we amended our bylaws using Davis-Stirling.com’s recommendations to eliminate quorum, proxies and cumulative voting. In addition, we instituted qualifications for directors. Davis-Stirling.com was invaluable for the research that was needed to accomplish this task. In my opinion, there is no better reference for any subject matter than your website. I have the app for mobile devices installed on my Blackberry and use it at every board meeting I attend. I am happy to report that out of 317 homes, we gathered 240 votes for this election. The highest ballot count in the history of this association to reach quorum was last year at 39 votes. Again, I would like to commend the law firm of Adams Kessler and especially Adrian Adams and his staff for their exceptional work in this area of HOA Law. -Richard P.
