GRANT DEED - a document which transfers title to real property from one party to another and warrants that the seller actually owned the title being transferred. The grant deed describes the property by boundaries and/or parcel numbers and is signed by all persons transferring the property. The signatures must be notarized. The transfer is finalized by recording the document with the County Recorder's Office.

QUITCLAIM DEED - sometimes called a quick claim deed, it transfers only the rights of the person signing the deed. It does not guarantee that other people do not have an interest in the property. A quitclaim deed neither warrants nor professes that the interest being transferred is valid. As a result, there is no guarantee the grantor actually has ownership rights in the property or that the property is free of debt. Title insurance companies are often unwilling to issue title insurance based on a quitclaim deed.
