SELF-DRIVING CARS
AT THE FRONT GATE
The number of self-driving cars is steadily increasing and will likely start impacting gated communities. The two main competitors with self-driving taxis are Waymo and Tesla.
Waymo, launched by Google in 2016, began offering driverless taxi services in 2020. As of June 2026, Waymo has 3,871 robotaxis in 10 US cities, with 500,000 paid rides per week.
Tesla unveiled its Robotaxi, also called a Cybercab, in October 2024 and began production in February 2026. In April, its self-driving cabs expanded from Austin to Dallas and Houston, Texas. In July, the service expanded to Miami, with plans to expand to California.
It is clear the number of driverless vehicles will rapidly increase as Waymo and Tesla work out bugs and increase production. That means they will start appearing at gated communities, which could create problems. If an empty car shows up at the front gate, presumably to pick up a passenger, but the guard does not know who it’s for, who does he call? How does he tell the car to go away?

ON DAVIS-STIRLING WEBSITE
 We are pleased to announce the addition of artificial intelligence to the Davis-Stirling website. When you ask it a question about HOA law, it searches our website for an answer instead of using the public internet.
This ensures an answer based on California statutes and case law. By isolating the source of information to our website, it limits the risk of false answers based on outdated data and erroneous data from other states.
Simply click on "Gemini Search" and ask it a question, such as, "What is a condominium?" It will produce an answer and also list pages it sourced for its answer. We still have the option of using "Google Search" to search the website for a particular topic, such as "Reserves" and it will take you to the pages that discuss reserves.

LANGUAGE TRANSLATION
 We are also pleased to announce the addition of language translation to the Davis-Stirling website.
Simply select a language and the entire website will be translated into that language. The available languages are Arabic, Armenian, Chinese, Filipino, Japanese, Korean, Persian, Russian, Spanish, and Vietnamese.
The dropdown menu is located next to Gemini Search on the menu bar. Once the website is translated into another language, if you hover over the text with your mouse, it will give you the original text in English. Give it a try.
