Mixed-Use Developments (MUDs) contain both residential and commercial elements. They often appear in downtown districts and feature retail condominiums at street level, with residential condominiums above the shops. MUDs have effectively revitalized stagnant or dying business districts. Benefits of mixed-use projects include:

• Convenience, since grocery stores, offices, restaurants, and parks are within walking distance of homes.
   
• Reduced auto dependency because most destinations are within walking distance.
   
• Greater social connection and safety because the community is mostly self-contained and residents have "eyes on the street."
